I have had this conversation with buyers more times than I can count.
They have scrolled through the photos. They have looked at the price. They have read the description. And they have already made up their mind — either they love it, or they are not interested.
Then they actually walk through the door, and everything changes.
I have seen buyers fall in love with homes they almost skipped. I have also seen buyers walk away from homes they were convinced were the one — the moment they stepped inside and felt the space for themselves, they knew it was not right. Either way, the in-person visit was the turning point.
Photos Are Good. In-person is better.
Real estate photography has come a long way. Professional photos, drone footage, and 3D virtual tours are all tools we use at Vance Team Realtors to give buyers the best possible look at a property before they ever set foot inside. And they work — they help buyers filter, compare, and narrow down their options efficiently.
But a photo cannot tell you how the light falls through the windows on a Sunday afternoon. It cannot give you the feeling of standing in a room with ten-foot ceilings for the first time. It cannot let you walk the lot, feel the neighborhood, or notice the details that make a house feel like it could actually be your home.
That is the part that only happens in person.
This Sunday Is a Perfect Example

My Advice If You Are Actively Searching Right Now
Do not let a photo talk you out of a showing. The homes that surprise you most are almost always the ones you almost did not bother to see. Keep an open mind, get inside the properties that even remotely fit your criteria, and trust what you feel when you are standing in the space.
