Bryan’s Take: Why I Always Recommend a Home Inspection

After years of helping buyers across Southern Ohio, I’ve seen firsthand how a thorough home inspection can save buyers thousands of dollars and a lot of stress. Here’s my personal take on what inspections you should consider:

A standard home inspection is a must—even though your lender doesn’t require it. Beyond that, a WDI inspection for wood-destroying insects is always a smart move, and VA loan buyers will have it required anyway. For rural properties with wells and septic systems, get those inspected separately—these systems are expensive to replace. If you’re buying a manufactured home, your lender will require a structural engineer to inspect the tie-downs and support system.

One tip I always share with buyers of older in-town homes: have a plumber run a camera through the main drain line. Tree roots and collapsed sections are more common than you’d think and can be a costly surprise.

And for my seller friends—a pre-listing inspection is one of the best investments you can make before putting your home on the market.
