What I Tell Every Buyer Who is Thinking About Moving to Southern Ohio

I have been working in Southern Ohio real estate for a long time. And over the years I have had hundreds of conversations with buyers who are considering making a move to this part of the state. Some of them grew up here and are coming back. Some of them are discovering Southern Ohio for the first time. And some of them are relocating from larger markets and looking for something different.

No matter where they are coming from the conversations tend to follow a similar path. And I thought it might be helpful to share some of what I tell those buyers — because if you are thinking about moving to Southern Ohio some of this might resonate with you too.

The First Thing I Tell Them

The first thing I tell every buyer who is thinking about Southern Ohio is this — come and see it before you make up your mind.

I know that sounds simple. But you would be surprised how many people form an opinion about a place based entirely on what they have read online or what someone else has told them. Southern Ohio is one of those places that tends to exceed expectations when people actually get here and experience it firsthand.

The landscape is beautiful. The communities are genuine. The pace of life is something that a lot of people did not even know they were looking for until they find it here. So before anything else — come and see it.

What I Tell Them About Value

The second thing I talk about is value. And I am not just talking about home prices — although the home prices here are genuinely remarkable compared to larger Ohio markets.

I am talking about overall value of life. What does your dollar actually buy you here versus what it buys you in Columbus or Cincinnati or Dayton?

In Southern Ohio your housing costs are lower. Your cost of living is lower. Your commute — if you have one — is shorter. Your neighbors know your name. Your kids can play outside. You have space. You have quiet. You have a community that actually feels like a community.

That is a kind of value that does not show up on a spreadsheet but it is absolutely real. And once buyers experience it they almost always wonder why they waited so long to make the move.

What I Tell Them About the Market

The third thing I cover is what the current market actually looks like — and what it means for them specifically.

Right now Southern Ohio inventory is limited. Good homes are moving quickly. Buyers who are prepared and pre-approved have a real advantage over those who are still getting their financing together.

I always encourage buyers to get their pre-approval in hand before they start seriously looking. Not because I want to rush them — but because I want them to be ready when the right home comes along. In this market hesitation can cost you a home you love. Preparation keeps that from happening.

What I Tell Them About Working Together

The last thing I tell every buyer is what working together actually looks like. Because I think a lot of people have a misconception about what a real estate agent does — or should do.

That means being honest with you even when it is not what you want to hear. It means knowing this market well enough to give you real advice — not just tell you what you want to hear.
