These comparable sales — what we call “comps” — form the foundation of any professional valuation. Market Conditions Shift Everything: The market we are selling in right now is different from the market six months ago, and it will be different six months from now. In a seller’s market with low inventory and high demand, values trend upward, and sellers have leverage.
